The change of title to realty based on non-juristic act does not depend on registration for its legal effect, but can become effective as soon as the legally provided factual conditions are met. Before the registration of the acquisition of the title to realty by the party who has acquired this title, the title does not have any adverse legal effect on a bona fide third party and the realty may not be dispose of until after the registration. However, the disposition that has alrealy been completed should be regarded as valid. |
